WELCOME OUR NEW BOARD MEMBERS

Jamie Garner Secretary I grew up in Renton and went to college at WSU. I graduated with a degree in Hospitality Business Management, and I now work as an Event Services Manager at The Golf Club at Newcastle. While attending college, I fell in love and a year after graduating we got married. We are now 5 years into our marriage and we have a 1 year old boy. We are very happy we chose Maple Valley for our first home and we look forward to many years in this community.
John Porter Treasurer I’m happy to serve on the Board. We arrived from Woodstock, Georgia to return home. I’m from Eugene, Oregon and my wife, Robin is from Enumclaw. We met while at the University of Washington. We have two adult children, a daughter in Portland and son over in Spokane. We enjoy all outdoor activities with sailing at the top of the list. It’s very nice to be home with lots of family in the local area.
Dan White ACC Committee Member Joined the Navy in 1999 out of Barlow, KY. Stationed in San Diego, CA, Kaneohe Bay, HI, and Oak Harbor, WA. Got out in 2008. Went to work in West TX. Then returned to PNW in 2011. Been in Maple Valley for the last 6 years with my wife Amy, 3 daughters and 1 son. My free time is spent working with the Girl Scouts, Ensemble Ballet Theatre, and Tee Ball.

UPCOMING PROJECTS:

  1. Neighborhood Speeding: The LWHOA Board will be reviewing the “no cost” options provided to them by the City of Maple Valley. These options include Fog Lanes (Paint Application), Speed Bumps or Humps, Speed Limit Painted on the Road, and/or Short Term Installation of an Electronic Speed Sign.
  2. No Soliciting: The LWHOA Board has approved the installation of new “No Soliciting” signage. With this signage in place, per the Maple Valley Municipal Code, Chapter 5.25.065 Trespassing Unlawful: No Peddler shall go upon or enter the property or premises of any person or business displaying or posting one or more signs that states, “No Trespassing,” or “No Peddlers,” or “No Soliciting,” or “No Solicitors”.
    What to do if a Peddler trespasses on your property:
    • Request their Business License #
    • Contact the Maple Valley Police @ 425-413-5158 to report a solicitation violation
  3. Mailbox Replacement Review: The LWHOA Board will be making a determination on which mailboxes to replace this coming year based upon viability, age, location, and cost.

 

TRASH/REFUSE/RECYCLE INFO:

Recology Cleanscapes – Maple Valley residential garbage service includes recycling collection at no extra charge, so if you don’t already have a blue container please request one and Recycle!

Many residents like to walk, run, bike or skateboard using the sidewalks throughout our neighborhood. Come Monday trash pick-up day, though, this is difficult to do with cans blocking the sidewalks. Did you know, that it is permissible by Recology Cleanscapes to place your cans in the street, up against the sidewalk? Please think about placing your cans on the street to allow for sidewalk activity ☺

 

LAKE WILDERNESS COUNTRY CLUB EVENTS:

The Lake Wilderness Country Club is currently undergoing some dining enhancements, including new items being added to the menu, consistent dining hours, and new venues such as a Jazz band, “Moe Ribbs Blues Band,” who perform on the 1st Friday of the month at 7 p.m. to 9 p.m.

LWHOA BOARD MEETING LOCATIONS:

Please feel free to attend the monthly HOA Board Meetings, which occur the 3rd Wednesday of each month at 5:15 p.m. For the months of January, February, and March these will be held at 25512 224th Court SE; across from the 10th green.

The remaining HOA Board Meetings (April, May, July, August, September, October, and November) will be located at the Lake Wilderness Golf Course Clubhouse. We hope to see you!

January 2017 Newsletter

We would like to start out this 2017 Newsletter by wishing everyone a Happy New Year!  I hope you all agree that the Christmas lights in our neighborhood were just spectacular this season, making the decision of choosing 3 homeowners to win 1st, 2nd, and 3rd prizes very difficult.  Thank you to everyone who made our neighborhood shine!  The winners will receive a Visa gift card by mail.  So without further ado, the winners of the 2016 Lake Wilderness Lighting Event are:

August 2016 Newsletter

National Night Out  
Both the Fire Dept. and Police Dept. vehicles and personal were on hand at our August 2, 2016 event. A good time was had by all. Good food, ice cream, and water. A magician entertained the kids and adults with some good old magic. The event was well attended but we had room for more so next year mark your calendar and plan on attending. Keep an eye out for the date and time announcement in a future newsletter.

Traffic Issues / Witte Road Construction
The Board has appointed a Traffic Committee to address mitigating solutions that could help slow down drivers within our HOA and make them more aware of just how fast that they are going. The committee is studying various options and welcomes any suggestions and/or comments. Please address your thoughts to jfmcknightinc@gmail.com

Mail Box Replacement Phase 2
At its August 17th Board Meeting the Board voted to purchase 2 new cluster mailboxes to be used to replace all of the non-lockable mail boxes on 255th Street and 223 Ct. The new boxes will be placed on 255th Street behind the 14th tee box where a mailbox bump-out already exists. The cost is estimated to be $4,000.00 with installation to take place mid-September. Once the new mailboxes are up and running all three of the current roofed structures will be removed This newsletter is to serve as a 30-day notice of this action.

Basketball Hoops
Basketball hoops are NOT to be stored in the street or on the sidewalk when not in use. Please put them out of sight when they are not in use.

Breakfast at the Clubhouse
The golf course is now serving breakfast on the weekends. Hours are 6:30 AM to 10:30 AM. Good food at good prices. Give it a try.

September Paint Party
In September we are having a fence painting party. We will be repairing a couple of sections of the white fence between the 15th tee and the 18th green. The golf course will be supplying the materials and we will be supplying the labor to make it look nice. If you are interested in joining our little paint party please contact Chuck Groat at steelchuck@aol.com for more details, dates, and times.

July 2016 Newsletter

Save the date – August 2nd is National Night Out starting at 6:00 PM. Both the Fire Dept. and Police Dept. vehicles and personal will be on hand around 6:45 PM. Hosted pulled pork sandwiches, hot dogs, ice cream, and water will be available. Starting at 7:15 PM a magician will be performing for your pleasure and amazement with balloons following. The event will be held in the 224 CT. This is the same location as last year. At this event we will have a sign-up sheet to collect as many property owners email address as possible. Being able to communicate via email allows us to reach you quickly and at a very reduced cost. We will NEVER sell or use your email address for anything other than communication on HOA matters. Please help us improve our communications by supplying your email address. Thanks!

Traffic Issues / Witte Road Construction
On June 8th we hosted a meeting to discuss traffic issues within our HOA. Attending the meeting was Laura Philpot City of Maple Valley Public Works Director and now acting City Manager, DJ Nesel Chief of Police, and the City Engineer. The meeting was well attended by property owners along with 4 of our Board Members.

The good news is that according to Laura Philpot the Witte Road construction traffic will not be routed thru our HOA and that the project will not start till summer of 2017.

Everyone agreed that vehicle speeds within our HOA while a bit higher than the posted speed limit were not deemed a critical issue but there are measures that can be taken that have a chance of slowing down the traffic. These include painting the speed limit on the roadway and other painting techniques. Speed limit message boards are expensive but could be available. The city is open to working with us as we move forward. The Board will be addressing this issue at upcoming meetings. Your input is most welcome

Mail Box Replacement Phase 2
The Board will be addressing this issue at its next meeting on July 20th 5:15 PM at the club house (upstairs)
Discussion will center around the location of the three new mailboxes. All property owners that are impacted are encouraged to attend.

Important Reminder, our CC&R’s preclude overnight street parking. All of your vehicles must be parked either in your garage, or on your driveway. Notices are being sent out and fines could result in not abiding by this requirement.

Mail Box Phase 2 Replacement Plan

The intent of the Board is to replace the 20 single mail boxes located on 225th St and 233rd Ct. These boxes have no locks and are under a roof structure. They were chosen to be replaced first for security reasons. They would be replaced with 3 new cluster boxes each with 8 mail boxes. The roofed structures would be removed and the new style cluster boxes would be positioned a little to the left or right so they are on a property line instead of in front of someone’s house.

The cost for Phase 2 is estimated to be $4,800 for the 3 cluster boxes and $570 to remove the 3 roofed structures. This project would begin on or about June 1st and will take a week or two before the new boxes are ready to receive mail and keys have been distributed.

If you have any questions or concerns about the Phase 2 Replacement Plan it is suggested that you plan on attending the May 18th Board meeting, 5:15 PM at the Club House.

Annual HOA Garage Sale May 21, 2016 (Saturday Only)

The garage sale is a great time to clean out all that stuff that you really don’t need or want any more and turn it into cash. This event has always had good attendance and is a great chance to get to know your neighbors better. On June 4th we will have a dumpster on-site for you to get rid of the stuff that was not worthy of the garage sale. When using the dumpster for heavy item’s, please open the doors and put them all the way to the back of the container so other can to the same. When you are throwing items into the container make sure that nothing is hanging out of the container for someone else to deal with.

Remember NO liquids of any kind.

We have a lot of runners and walkers within our association and it has been suggested that when you put out your recycle, yard waste, and garbage cans you put them in the street up against the curb instead of on the sidewalk. This way the runners and walkers will not have to dodge the trash cans.

We have talked with Recology CleanScapes and the City of Maple Valley and both do not have any concerns about placing the cans in the street. Recology CleanScapes actually refers this placement.
