Our landscaping company (Ramo’s Lawn Service) will be removing bushes and adding river rock in front of the Lake Wilderness sign (right hand side as you are entering the neighborhood) on Friday, April 30th

LAKE WILDERNESS GARAGE SALE:

The neighborhood garage sale is on this year, so let’s do some clean sweeping and make some cash!  Please practice social distancing … thank you.

FUN IN THE SUN (a.k.a. ACC Requests):

Spring and Summer have arrived.  For many of us that will mean doing some of those exterior house and yard projects you have been dreaming about during the winter.  Included with this newsletter is an Architectural Control Request Form for your projects that you are lining up.  Exterior house painting, putting in a fence, roofing, changing your landscaping, deck, patio and/or patio cover, windows to just name a few all require a submitted and approved application prior to commencement of work.  Please plan in advance of your project, as the Architectural Control Committee has 30 days to approve/deny a request, with typical turnaround being two weeks.

Please include your Division and Lot # on the form.  You can locate Division and Lot information on the LWHOA website > under CC & R’s > Lake Wilderness Plat Map.  The Divisions (Division One, Division Two, Division Three are located on the road on the plat map.  The Lot number is located on the house.

We currently have one available seat on the LWHOA Board

What does it take to be a Board Member on the Lake Wilderness HOA?

  • Attend monthly meetings – 3rd Wednesday of each month from

6:00 p.m. to 7:30 p.m. (No meetings June or December).  Currently the HOA meetings are virtual

  • Participate in Community events such as The National Night Out (Cancelled for 2020 due to Covid)
  • Participate in e-mail correspondence

*Lake Wilderness HOA Board Member terms are for 2 years.

How does being a Lake Wilderness HOA Board Member affect you?

  • Protect Your Property: Being involved with the Lake Wilderness HOA will put you in a better position to make and implement policies in the Community.  Some of these policies may directly affect property value, especially if they require decisions about the association’s budget or routine maintenance
  • Meet More of Your Expectations: By serving on the HOA Board, you can achieve your expectations of a more enjoyable Lake Wilderness Community by working with your neighbors
  • Give Back to Your Community: This allows you the opportunity to make good decisions that will have a positive impact on everyone

Volunteers:  Another opportunity for residents, besides being an HOA Board Member, is to volunteer for the various committees that the LWHOA oversees such as communication, parking, and landscaping. Thank you, in advance, for considering either becoming an LWHOA Board Member or a Lake Wilderness HOA volunteer!

LWHOA BOARD MEETING UPDATE:  

Board meetings are still being held virtually and this may become the new normal of the future.  Because of this, we see an opportunity to improve communication for the HOA Board, Lake Wilderness Residents, and Around the Clock.  We’d like to ask that you send your e-mail address to James at Around the Clock (themanagementteam@lwhoa.com).  E-mails will, of course, be kept confidential and will only be used by the HOA and Around the Clock to communicate to the Lake Wilderness Residents.

COURSECO UPDATE:

We are engaged with CourseCo and will be adding a section to LWHOA website in order to provide Golf Course updates as we receive them. In the hopes of transparency and being able to communicate to the entire neighborhood, including non-HOA residents, once the new section has been added, we will post notices so that residents will know where to goto view the updates.

LWHOA FEBRUARY BOARD MEETING LOCATION UPDATE:

For the February 20, 2019 HOA Board Meeting, we will be meeting at the Lake Wilderness Golf Course Clubhouse @ 6:00 p.m. The HOA Board Meetings occur the 3rd Wednesday of each month except for June and December. We hope to continue havingthe HOA Board Meetings at the Clubhouse, and we are working on solidifying this as the
new location going forward.

AUGUST HOA BOARD MEETING W/CITY COUNCIL:
City Council Members Megan Sheridan, Dana Parnello, Will Prince, and Linda Olson attended our
August LWHOA Board meeting to discuss the golf course proposals. The takeaway …..

New Maple Valley Developments:

  • Apartment Development Next to Safeway at Four Corners: Includes #150 high end apartments (studio, 1 bedroom, 2 bedroom, and 3 bedroom)
  • The Brandt Property: Single family housing and townhomes
  • Bonaventure Development: Four-story, 180, 212-square- foot Senior Housing Facility with 74 independent living units, 62 Assisted Living units, and 28
  • Memory Care units that total up to 164 total units on a 5.43-acre parcel located at 239 th Street.

Lake Wilderness Improvements:

  • Residents requested improved golf course crossing signage.
  • LWHOA President requested an update from the Director of Maple Valley Traffic regarding the previously approved options of a) painting the speed limit of 25 MPH on the road, additional speed limit signs, and short term installation of an electronic speed sign.

Resident Questions/Concerns:

  • Will the golf course be shut down? Megan Sheridan – It will cost the city more if they close the golf course.
  • What are the next steps to decide what to do with the golf course? Megan Sheridan – A task force or a consultant will be decided on by September.
  • Can we strip the development rights?  Dana Parnello – What are the pros and cons of doing this?
  • Is there a conservation easement on the golf course? Dana Parnello – A lot of area can never be developed.  The LID fee was proposed but it was not allowed.
  • We used to have well rights … are these still in place? Dana Parnello – Not sure but I can look into this.
  • Has the City Council thought about a lease option for the golf course? Megan Sheridan– This is something to consider.

LWHOA Homeowners “wish list for the golf course”:

  • Figure out how to water the golf course
  • Improve the golf course club house
  • Pave pathways
  • Repair the golf course bridges
  • Develop the golf course property
  • Take advantage of the clubhouse
  • Put in a driving range
  • Consistency in the clubhouse, including hours of operation, food, entertainment
  • Drive utilization and revenue of the golf course and restaurant

Increased Growth Brings Congestion:
Megan discussed the Growth Management Act (see below for Wikipedia definition):

The Washington State Growth Management Act (GMA) is a Washington state law that requires state and local governments to manage Washington’s growth by identifying and protecting critical areas and natural resource lands, designating urban growth areas, preparing comprehensive plans and implementing them through capital investments and development regulations. This approach to growth management is unique among states. The act (Chapter 36.70A RCW) was adopted by the Legislature in 1990.

The GMA was adopted because the Washington State Legislature found that uncoordinated and unplanned growth posed a threat to the environment, sustainable economic development and the quality of life in Washington.

Rather than centralize planning and decision-making at the state level, the GMA focuses on local control. The GMA establishes state goals, sets deadlines for compliance, offers direction on how to prepare local comprehensive plans and regulations and sets forth requirements for early and continuous public participation. Within the framework provided by the mandates of the Act, local governments have many choices regarding the specific content of
comprehensive plans and implementing development regulations.

Megan Sheridan – “It is a battle for capital funds for road improvement. The State Legislature feels we are not as horrible as some places, but this is a safety issue for a community when we have 25,000 people with a one lane road.”

The City Council is really trying to burgeon support from the state when it comes to public transportation; e.g. bring in expanded bus routes, increase the amount of lanes, etc.

NEIGHBORHOOD WARNING: Young Adults/Children on skateboards and bikes should be cautious when traveling throughout the Lake Wilderness neighborhood. Under age (16) golf cart drivers are also required to have taken driver’s education when traveling throughout the Lake Wilderness neighborhood.

CC&R’s:
REMEMBER – If you are planning on making any home/landscaping additions, updates, or modifications, please refer to the LWHOA CC&R’s for guidance. Submit an Architectural Control Committee Application Form prior to beginning any addition, update, or modification. This form can be found on the LWHOA website under “Forms.” Please include your Division and Lot # on the form.

New Architectural Request Policy:

Failure to submit an ACC request may result in a fine to be determined by the LWHOA Board.

Please feel free to attend the monthly HOA Board Meetings, which occur the 3 rd Wednesday of each month at 5:15 p.m., except for June and December. The LWHOA meetings will now be held at the Lake Wilderness Lodge which is located at 22500 SE 248 th St, Maple Valley, WA 98038 – down at the Lake Wilderness Park – Cedar and Rainer Conference Rooms.
