August/September Newsletter

NATIONAL NIGHT OUT:

The 36th National Night Out held on August 6th was certainly another successful event for the neighborhood, albeit the warm weather! Thank you again Shirley for doing another wonderful job of coordinating  and thank you Stephen who located the amazing Marcela (face painter). The kids really enjoyed her and they looked fabulous afterwards!

LAKE WILDERNESS GOLF COURSE UPDATE:

As of 8/5 – Per Dave Johnson, CPRP, Parks & Recreation Director, City of Maple Valley:

At the July 22 nd meeting, the City Council unanimously approved for the City Manager to pursue the process of a new Clubhouse at LWGC.  The first step in that process is to issue a Request for Proposals (RFP) for the City to select and contract with a design consultant. We estimate that we’ll have a consultant selected, and design work will begin this Fall.

The design consultant will review a variety of material, site conditions, etc. and develop 3 different options/layouts that take into consideration elements of a new clubhouse such as a small pro shop, office space, 60-80 person restaurant, banquet space for approx. 250 people, large kitchen, golf simulators, new cart barn, space for family-friendly amenity (like miniature golf), practice area, and parking.  At this point, it’d be premature to talk about details such as building footprint.

There will be some touch points along the way with stakeholders and the consultant will also be developing some probably cost estimates.

LWHOA ANNUAL GARAGE SALE:

Date: Saturday – June 1 ST , 2019
Time: 8 a.m. to 4 p.m.
Advertisement: The LWHOA Annual Garage Sale will be advertised on Craigslist and the Maple Valley Facebook page

*The annual neighborhood garage sale will continue, but dumpsters will not be provided as there was excessive overuse and abuse. Debris was scattered everywhere around the dumpsters, to the point where concrete and paint were left on the roadway. Attempts to lift these items into the dumpster caused spillage and potential injury. Also, the dumpsters were used by non-LWHOA residents, making it difficult or impossible to add additional debris by LWHOA residents.

NATIONAL NIGHT OUT:

National Night Out Day is observed annually on the first Tuesday in August. This night focuses on the community and raising awareness in the United States. Promoting police-community partnerships and neighborhood camaraderie to make our neighborhoods safer.

  • Annual National Night Out for 2019 will be August 6th
  • National Night Out will once again be hosted at the 224 th CT SE location
  • Start time is 6 p.m. with the police/fire department arriving @ TBD
  • Food is TBD

SPRING 2019 ASSOCIATION REMINDERS

If you haven’t noticed Spring has arrived! Please see the standard measures for house painting, yard maintenance, and trash bins.
Painting of the exterior of the house will be requested if the following are visible:

  • Chipped or flaking paint as seen from the curb
  • Faded paint as seen from the curb
  • Bare wood as seen from the curb
  • Chimneys that are discolored on the body of the chimney. Please note: the top portion above the chimney discolors quickly with use and is not to be confused with the body of the chimney
  • Mold on the exterior of the house as seen from the curb (power washing is an alternative to remove the mold)

Lawn upgrades will be requested if the:

  • Lawn contains weeds as seen from the curb (including clover)
  • Lawn contains bare patches of dirt or dead areas as seen from the curb
  • Lawn contains moss as seen from the curb
  • The lawn must have a trimmed edge on all sides
  • Grass is longer than 3 inches

Flowerbed upgrades will be requested if the:

  • Flowerbeds contain grass and/or weeds that are visible above and/or around the other vegetation
  • Flowerbeds and/or flowerpots contain dead plants
  • The flowerbeds must have a defined edge between themselves and the lawn or other areas touching them

Bushes and shrub upgrades will be requested if the:

  • Brushes, shrubs and/or plants are dead (removal will be required)
  • Bushes and/or shrubs protrude onto the sidewalk (must be cut back flush with the sidewalk)
  • Bushes and/or shrubs that are not trimmed and controlled (trimming required)

Tree upgrades will be requested if the:

  • Trees overhang the sidewalk (they must be trimmed to 10 feet or more above the sidewalk)
  • Trees are dead or a large portion is dying (removal may be required)
  • Trees that block street lighting and/or signage (trimming will be required)

Garbage/Yard Waste/Recycling bins should not be visible from the street:

  • No portion of the above bins can be seen from the street on non-collection days or before
    3PM on the day before collection day

LAKE WILDERNESS GOLF COURSE UPDATE:

Lance Merrihew, Vice President of Marketing and Sales at CourseCo, attended our March HOA meeting.
Lance provided us with a golf course update:
CourseCo will be coordinating non-golf community centric events in order to entice children and women into the world of golf. They’ll be doing junior camps that break barriers – face painting, flashlight Easter egg hunt, neighborhood block parties, and a Christmas theme party.

CourseCo will be making a recommendation to the City of Maple Valley regarding the restaurant by late April/first of May. They would like to keep open lines of communication with the community, and are open to input from the residents.

When asked what CourseCo would like to accomplish by the end of 2019, Lance referenced these items:

  • Stable course condition and able to state the greens are the best in the market
  • Mutually agreed upon decision regarding the restaurant
  • Improved service level
  • Improved dispersion of water and improved design

We are engaged with CourseCo and will be adding a section to LWHOA website in order to provide Golf Course updates as we receive them. In the hopes of transparency and being able to communicate to the entire neighborhood, including non-HOA residents, once the new section has been added, we will post notices so that residents will know where to goto view the updates.

2018 Annual State of the LWHOA

Around the Clock Property Management:

As Maple Valley expands, we have seen a huge influx of housing as well as resident turnover in our own neighborhood. With that turnover, homeowners, either leaving or moving in, have made great improvements in their homes, and the pride of ownership is quite evident as you drive thru the neighborhood.

Successes:

  • Traffic patterns have been upgraded
    • 25 MPH paint signage on the road
    • Additional golf course signs
    • Improved placement of speed sign posts
    • Improvement of residents parking in their driveways instead of on the road, which does incur a fine
    • Newly painted north entrance curb, providing high visibility (yellow) for late night and wet weather driving
  • National Night Out was a huge success. We had a full turnout (roughly 75 people), one of the best we’ve seen in recent years, with several representatives from the local Police and Fire Departments
  • Installed 3 mailboxes which were in dire need of replacement due to age and security issues
  • Landscaping throughout the neighborhood has been addressed. The LWHOA has recently signed an agreement with a landscaping company, with the first visit demonstrating quality effort
  • The Maple Valley City Council has agreed to and signed a 5 year agreement with CourseCo, a golf course management company. CourseCo has received many awards and has highly successful golf courses. The contract commences January of 2019 (Board members have been involved with establishing direction and guidelines for the RFP)
  • The LWHOA website and newsletter continue to be a consistent source of information for LWHOA residents

Areas of Concern:

  • Parking still remains an issue with many cars parking on the street, thus decreasing the available roadway. With multiple cars located so close together, this forces cars to swerve unnecessarily which is a danger to both pedestrians and vehicles
  • The annual neighborhood garage sale will continue, but dumpsters will not be provided as there was excessive overuse and abuse. Debris was scattered everywhere around the dumpsters, to the point where concrete and paint were left on the roadway. Attempts to lift these items into the dumpster caused spillage and potential injury. Also, the dumpsters were used by non-LWHOA residents, making it difficult or impossible to add
    additional debris by LWHOA residents
  • Abusive behavior towards Board members occurred during the most recent mailbox replacement. The Board made every attempt to minimize the impact to residents, but many were angry and disrespectful to the Board members who managed a situation not of their doing. The Board is made of volunteers, 4 of whom have full time jobs
  • Failure to follow the ACC process. Too many residents are now starting and completing projects which fall under the ACC process without ACC approval. Many are not even submitting applications. The CC&Rs protect against building any structure or external housing work until ACC approval. This is in place to help keep the HOA to a high level of consistency and appearance

Going Forward in 2019:

  • Continue mailbox replacement for those that qualify due to structural or security issues. Eventually all that need to be replaced will be replaced as these mailboxes are owned by the LWHOA
  • Landscaping will be provided by a professional landscaping service. Thank you to the volunteers who over the years have managed this task
  • The LWHOA Board will continue to work and collaborate with CourseCo to ensure that the LWHOA has a voice in the future of the golf course
  • Update and implement rules and regulations to allow the Board to manage more proactively as the rules and regulations are outdated/ambiguous on many points

COMPLETED PROJECTS: 

Mailbox replacement:  Mailboxes have been installed. 

CITY COUNCIL MEETING:

The LWHOA reached out to Dave Johnson, Parks & Recreation Director, for the City of Maple Valley who provided a Lake Wilderness Golf Course update. 

Per Dave:

  • An RFP (Request for Proposal) related to the operations and maintenance of the golf course was sent out.  The RFP did include all of the Columbia Hospitality recommendations
  • 4 proposals were received
  • Panel interviews were held in late October
  • On Tuesday, 11/13/2018, the City Council will be reviewing and considering a contract for CourseCo to be the new operator of the Lake Wilderness Golf Course
