FUN IN THE SUN (a.k.a. ACC Requests):

Spring and Summer have arrived.  For many of us that will mean doing some of those exterior house and yard projects you have been dreaming about during the winter.  Included with this newsletter is an Architectural Control Request Form for your projects that you are lining up.  Exterior house painting, putting in a fence, roofing, changing your landscaping, deck, patio and/or patio cover, windows to just name a few all require a submitted and approved application prior to commencement of work.  Please plan in advance of your project, as the Architectural Control Committee has 30 days to approve/deny a request, with typical turnaround being two weeks.

Please include your Division and Lot # on the form.  You can locate Division and Lot information on the LWHOA website > under CC & R’s > Lake Wilderness Plat Map.  The Divisions (Division One, Division Two, Division Three are located on the road on the plat map.  The Lot number is located on the house.

NEIGHBORHOOD PET ETIQUETTE:

While we love our furry friends, they don’t always understand neighborhood bathroom do’s and don’ts. Please remind them that homeowners work very hard to keep their lawns lush and green (urine kills grass), and that while they may find that lush and green lawn hard to resist, resist they must.

NEIGHBORHOOD SIDEWALKS:

1) Please keep sidewalks clear from overgrown shrubs and overhanging trees. Trim back those trees that hang over sidewalks to a height of at least over 6ft, and trim back any vegetation that has extended onto the sidewalks.
2) Please do not park vehicles on the sidewalks.

TRASH/REFUSE/RECYCLE INFO:

Many residents like to walk, run, bike or skateboard using the sidewalks throughout our neighborhood. Come Monday trash pick-up day, though, this is difficult to do with cans blocking the sidewalks. It is acceptable with Recology Cleanscapes to place your cans in the street, up against the sidewalk. Please think about placing your cans on the street to allow for sidewalk activity.

LAKE WILDERNESS PROJECT UPDATES:

  1. With so many residents remodeling the inside and outside of their homes, it only seemed fitting that the Board should take on the task of having the Lake Wilderness front entrance refurbished. The front entrance monument has been in place for more than 30 years I am told and has never had a “freshening up.” The Board hired Aron Norton, owner of Cutting Edge Brick and Stone Masonry, who just so happens to be a neighborhood resident. The entire monument was pressure washed, repaired, re-laid, and re-grouted. It really looks fabulous now and has improved the look of the neighborhood, so thank you Aron!
  2. The Board had the landscaping company come in and remove the dead tree located in the calming circle of SE 250 th . The Board has had communication with the
    residents in that cul-de-sac as they have expressed an interest in maintaining the calming circle. The offer to maintain is very much appreciated. Thank you!
  3. The Board is also researching removing some shrubs in front of the Lake Wilderness sign on the right side as you are entering the neighborhood … more to come on that.

We have a new Board Member for 2021 – Please welcome Donna Bergeron!

Donna provided us with a short bio: I am a Washington native. My husband and I purchased our home in Lakek Wilderness in July of 2018 after having looked for a rambler for almost 5 years. We love the community and are thrilled to be there. We have 3 grown children all in the area and 5 grandchildren. I spent 40 years in the real estate industry but have been retired for quite some time. We currently spend a few months in Arizona but also enjoy some international travel. Golf and working in our yard are our summer hobbies.

PERMANENT GENERATORS:

Due to the recent inclement weather permanent generators have become a topic. It’s the Board’s understanding that permanent generators do need to be started every 30 days and allowed to run for a few minutes to circulate oil throughout the engine. With that said, the Board would like to hear from you. How do you feel about residents installing permanent generators in the neighborhood? Please provide James at Around the Clock (themanagementteam@lwhoa.com) with your
input.

ANNUAL HOMEOWNER’S MEETING:

The LWHOA Annual Homeowner’s meeting was held on November 18, 2020. For those who were unable to attend – please see the report that was shared during the meeting.

President’s Report –

Without overstating what has already been stated thousands of times, 2020 has been a year that will live in infamy as a year of loss, a year of fear, a year of turmoil, a year of searching within to survive the unknown and many times the known.

The Lake Wilderness community continues to remain a community of pride, of solidarity, and of perseverance.
Your LWHOA Board has been active within the limits of social, state, and safety regulations.
Meetings are now held virtually with all the challenges therein with computers and navigating through connectivity.

The ACC has been as active as ever as more residents are staying home and improving their property and homes.
The common areas continue to be maintained by our landscaping provider with an eye for detail.
Mailboxes needing replacement have been replaced with newer models that should last longer than the concrete they are situated on.

Staying safe required the Board to cancel the annual garage sale. Staying safe required the cancellation of the National Night Out. These ware always special events and ones which we hope will be reinstated in 2021.
Some issues to share:

  • The Board reached out to the MV Parks and Rec to jointly contribute to replacing the deteriorating fences along the 18th green and 15th tee box. The MV Parks and Rec was not receptive and the proposal was dropped.
  • The Board was hoping to place additional speed signs on the light posts throughout the neighborhood. Unfortunately, the light posts are the responsibility of the Muni and residents/HOA’s cannot post any signs on them.
  • There was some significant improvement with no overnight parking on the streets. Still some work to be done on the side streets.

Halloween was less then desired, but I thank those brave parents who took their children out and those residents who opened their doors to all the Trick or Treaters.

Next week is Thanksgiving and we’re all aware of the newly imposed limitations from the governor’s office regarding celebrations and gatherings. May this not diminish the importance of the season and the Christmas season to follow.
We continue with the annual holiday Christmas Light decorating competition with two categories:

  • Traditional: 1st Place ($100) – 2nd Place ($75) – 3rd Place ($50)
  • Contemporary: 1st Place ($100) – 2nd Place ($75) – 3rd Place ($50)

Also, the Jerry Woods Holiday Fire Engine Food Drive will be in our neighborhood on Saturday, December 19th, 2020 at approximately 7:20 p.m. for the Annual Food Drive.

With the new hope of vaccines on the not too distant horizon, let this season be a prelude to a return to the new normal.
Lastly, I would like to thank all the 2020 Board members;

Lastly, the support of James Tungsvik, Associate Manager with our property management group cannot be overstated. With his guidance and business savvy, we have been successful and have avoided pitfalls that continue to challenge your volunteers on the Board.

The Board is completely voluntary with current residents from the LWHOA community. Without volunteers, there is no support, no progress and no results.

Golf Course Fence: The LWHOA Board met with Dave Johnson, Parks & Recreation Director/Asst City Manager, to explore whether the City of Maple Valley might be willing to partner with the LWHOA to replace the fence located next to the 15th and 18th holes. As the conversation progresses, an update will be included in the December newsletter

SPRING CLEANING:

LAKE WILDERNESS GOLF COURSE UPDATE:

Dave Johnson, Parks & Recreation Director/Asst City Manager provided a golf course update –

The Governor allowed Golf Courses in Washington to re-open on May 5th with a number of Social Distancing measures in place, including limiting play to twosomes.  We were very excited to be able to re-open LGWC on that day, as were the golfers.  The tee sheet was completely full for the first few days.  On May 16th, the Governor loosened those measures to allow non-related foursomes to play

On the Clubhouse side of things, the City team has continued to meet (virtually) with our design consultant.  Some folks may be interested to know that it is the same consultant that designed the beautiful Maple Valley Library.  In any case, the conceptual design process for the clubhouse has proceeded and we are nearing the end of that phase and hope to present to Council sometime this summer

WITTE RD T-28B PHASE 2 – TRAFFIC MANAGEMENT PLAN:

Tawni Dalziel, Community Development, Public Works Director provided a Witte Rd update –

The City Council recently approved a change in our planned construction on Witte this summer.  Primarily because we believe the federal government will issue a federal infrastructure stimulus package in the next six months, the City Council has decided to further phase the Witte project in order to apply for that funding.  This summer, the City only plans to complete the undergrounding of overhead utilities and relocate a water main that conflicts with the road improvements.  Next summer, the City will come back and complete walls, sidewalks, fish passage culvert, and road widening that will necessitate a full road closure at that time

For this summer, because of this phasing, we will not be fully closing Witte Road.  Traffic will be controlled by flaggers through the work zone on Witte and we will not have a detour through Lake Wilderness County Club Drive.  We do plan a commuter detour around Kent Kangley and Maple Valley Highway during the construction do try to reduce the traffic delays through the work zone

We are planning the work to start in July and go through October.  We are in the process of updating our project website with this information

LWHOA RULES AND REGULATIONS CHANGE:

The Lake Wilderness HOA (LWHOA) Board of Directors is proposing a rules and regulations change to Recreational Vehicles (RVs) parking within the LWHOA community.

This change will affect RVs for both residents and guests.

The proposal is to change the current time a resident’s or guest’s RV may be parked either in the road or in the resident’s driveway from 72 hours to 24 hours. The intent is to minimize intrusion into the street by RVs, which are routinely wider than cars and trucks.

RVs will be allowed in the street and/or driveway for no more than 24 hours. Any RV being parked longer will be cited via the LWHOA parking violations program.

Also, RVs with pop-outs are not allowed on the street at any time with their pop-outs extended. This reduces the street accessibility by 1/3 and causes significant interruption to the routine traffic flow. Pop-outs also block sidewalks when extended. Pop-outs may only be extended in the resident’s driveway.

These proposed changes are based on the safety of the residents as well as consideration for all within the Lake Wilderness community.
The LWHOA Board will be discussing this issue at the March 18th meeting. If approved, this rule and regulation change will be effective 30 days from the March 18, 2020 meeting.

LAKE WILDERNESS GOLF COURSE UPDATE:

Dave Johnson, Parks and Recreation Director/Assistant City Manager, stated that:
We have begun the process of working with the Consultant on the conceptual design of a new clubhouse. Our first planning meeting was last month and we are scheduled to meet again later this week. The process will lead us to a preferred conceptual design that will be presented to the City Council sometime this summer. At that point, a decision will need to be made as to whether or not move forward with full design & construction of a new clubhouse (and demo of the old one).

CourseCo also provided the “Lake Wilderness Insider” (attached), which outlines the steps that they’ve taken to improve the golf course/partner with the community.

WITTE RD T-28B PHASE 2 – TRAFFIC MANAGEMENT PLAN:

Members from the LWHOA Board met with Tawni Dalziel, Community Development, Public Works Director, on 2/24/2020 to discuss the flyer that was provided in last month’s newsletter. Tawni stated that re-routing traffic via Lake Wilderness Country Club Drive is “set in stone.” She is very willing to work thru any issues that may occur due to the re-routing, and understands the Board’s position that safety is of the upmost importance. Please meet and welcome the LWHOA Board for 2020!

Stephen Katzenson – President

My professional career has been in healthcare since the age of 15. Having done volunteer work in high school, I attended X-ray school, Ultrasound school, and then attended Penn State university for an undergraduate degree in Health Planning and Administration. I received my MBA from Queens’ College, a liberal arts college located in Charlotte North Carolina.

Being in healthcare, I have been able to live in a number of unique and wonderful places in the US, including Connecticut, New Jersey, Pennsylvania, North Carolina, Virginia, Florida, Oregon, Washington, Alaska, and now back to Washington. All have provided me with a great appreciation of the opportunities offered in the US. Julie, my wife, and I moved from Alaska to Washington in 2012 and have benefited from the community of Lake Wilderness and the residents who call this region home. We have two wiener dogs, Meyer and Martini. We split our time between Maple Valley and our “work in process” property at Ocean Shores.

Having been on the Lake Wilderness Board since we moved to Maple Valley, it has been rewarding to see many of the improvements done to enhance the living conditions and improve the safety of our community.

Chuck Groat – Vice President

My father died on April 9, 1945, while serving, during WWII, on a U.S. Submarine in the South Pacific. One year later, my 24-year-old mother moved, with her 3 children, to Seattle to be near her parents. She struggled financially most of her life, but she definitely proved that she had true grit, successfully dealing with all the challenges she faced. She taught all of us children to always live a life that was fair, and no matter what, always pay your bills on time, and be honest. We were poor, but we all still remember her words: “Be honest and always pay your bills on time and everything will work out.” She died in 2003, at the age of 82, of natural causes. Note: All of her bills were paid on time!

I served 3 years in the Army, 101st Airborne Division, where I served as a Medical Specialist in the 1st 502, Airborne Battalion, Strike One. I loved my job and absolutely enjoyed jumping out of airplanes, even the good ones. My experience in the Airborne would serve me well in my life to come. The training, while exceptionally difficult, taught me to be diligent and always be ready for life on life’s terms. A great experience.

A couple of years out of the Army, I decided to attend community college for a couple of years, during which time, I worked days as a steel worker in Bethlehem Steel and later a steel service company, by the name of Stack Steel in Seattle. On April Fool’s Day 1968, I went into training as an inside salesman. I had a very successful career in the steel industry, retiring from Far West Steel Corporation in June of 2012.

My wife, currently of over 50 years, and I moved to Maple Valley in the Spring of 1998, where we bought a home on 4.5 acres, just off of Sweeney Rd. We moved to our home in this neighborhood, sometime after retirement, in October of 2013. We absolutely feel honored to live in this great neighborhood!

To serve on the Board of Directors of the Lake Wilderness Homeowners Association is an honor and a privilege for me. I believe that living in a neighborhood that has high standards helps to keep my property value high. I believe that keeping our home in good condition is a big part of keeping our neighborhood safe, with pride of ownership and value as well. I am looking forward to serving the members of our association, as what I would call, a Trusted Servant. Thank you for the opportunity!

Wayne Lawless – Treasurer

My birthplace is the beautiful blue grass state of Kentucky, yes I’m a Wildcat fan. As a child I attended 11 schools in 12 years, living in many diverse parts of the country; Tennessee, New York, Michigan, Ohio, Colorado, and Oregon.
I attended Hillsdale College in Michigan, then transferred and graduated from Southern Oregon University in Ashland, Oregon with a BS in Business Administration. My business background includes serving as a board member, corporate officer and fiduciary for a 52 store retail chain, outside sales for an international company, and as a loan officer for a national mortgage firm. Currently I work for Vine Maple Place in Donor Relations. I have had the pleasure of serving on many business, professional, and community boards in leadership capacities in my career.

My wife Jennifer, originally from Auburn, has been a Maple Valley resident since 1998. She loves the community! We, along with her son Jack, a THS graduate and current college freshman, moved into the neighborhood in 2016 and have been enjoying it ever since.

The Lake Wilderness community is friendly, the residents easy to get to know, and it feels like all have the best interest of the area at heart. It has been my privilege to have served on the LWHOA Board for the past two years.

Shirley Evans – ACC & Landscaping Committee

This year marks my 30th year of living in this neighborhood. I have two grown and married daughters along with 4 wonderful grandkids. I am married to Jim and it will be 44 years this year, yeah!!!!

In the past I was a cosmetologist for 21 years and worked at the golf course for 16 years.

Carrie Fielder – ACC & Landscaping Committee

I moved to the LWCC neighborhood 3 ½ years ago with my husband, Al. We previously lived in Prosser and Grandview in Eastern Washington, where we raised our 5 children. Three of those children now live in this area and are parents to our 7 grandchildren. We are blessed to have them visit us often.

I was a substitute teacher, a part-time nurse, and also a property manager in Eastern Washington. I served on the Board of Grandview Church of the Nazarene, as Missions President of our 500-member church. I was also Deputation Coordinator for the Nazarene Church Northwest District, coordinating visits of missionaries from around the world to the 75 district churches.

I look forward to serving on the LWHOA Board and working to keep our neighborhood a wonderful place to live! Al and I have enjoyed getting to know some of our neighbors over the past 3 ½ years, we look forward to meeting more of you in the future.

TRASH/REFUSE/RECYCLE INFO:

Many residents like to walk, run, bike or skateboard using the sidewalks throughout our neighborhood. Come Monday trash pick-up day, though, this is difficult to do with cans blocking the sidewalks. Did you know, that it is permissible by Recology Cleanscapes to place your cans in the street, up against the sidewalk? Please think about placing your cans on the street to allow for sidewalk activity.
